Property Description

Yum Kaax has been designed to create and transmit a serene and inspiring environment where you can relax and enjoy a confortable stay. In the middle of the jungle, 5 min. from downtown and 10 min. to the beach, you’ll find the perfect place to take the most of both, peacefull and the vibrant Tulum. Yum Kaax is a fully equipped villa with 8 bedrooms suites, each one with beautifull mexican decoration within a moorish minimalist architecture... Villa Yum Kaax had been a long project for us to create a unique villa who could welcome 16 guests in a beautiful atmosphere born from the cultural crossing of Mexican colonial house and Maroccan Riad architecture. Also We have our sister property, next door to accommodate additional guests. Our neighboring villa is connected through our internal garden, offering 8 additional rooms and the ability to host larger groups. Our propertyoffers you a full concierge, daily cleaning and day and night security guard. We provide also daily common area, outdoor and pools maintenance ( kitchen, patio, diber, salon, gardens, rooftop space,...)

House Rules

We ask every guest to remember a few simple things about what makes a great guest.

SAFETY AND HOUSE RULES Yum Kaax Boutique Villa ● Wifi: Yum Kaax // Password: Yumkaax23 ● Late check out is at your service (ask before at the front desk for availability. must be authorized in advance). ● Temporary hold of 200 usd (or $4,000 pesos) at the check in case incidentals as a method of insurance. ● We have night security service. ● Please note that there is a safety box in your room at your service. Please use it. Establishment is not responsible for values not deposited on the safety ● Security is very important for us, that is why no more people than you’d previously booked and registered will be accepted in the house. Fee per extra person is 60 usd ($1, 200 pesos) ● For safety reasons the fee for key loss is 30 usd ($600 pesos). ● Visitations are allowed until 12:00 a.m, After these hours, you’ll be charged for the visitor as an extra guest ● As a courtesy to your neighbors, we kindly request all our guests to have a moderate volume of talking outside the rooms ● In order to guarantee a relaxing and comfortable night, music is allowed until 11:00 pm. With the possibility of extending until midnight if there are no complaints from the neighbors, otherwise, they will have to turn it down. ● Small private events (dinner...) are allowed with respect for the neighbors and the space. No Party - NO extra guests without previous agreement ● We must show respect for water, please make sure to take a shower before using the pool. Remember not introducing food or glasses inside. ● External suppliers or private services must be authorized in advance. ● Extra fee will be charged for an external Chef ● We kindly request you to be diligent while using the pool with the little ones. At the moment we don’t have the lifeguard service on site. ● Please respect our environment, throw hygiene paper on the trash cans and separate correctly the organic and inorganic on the correct recycling cans ● Fee cleaning: 300 usd. Due to a deep process of sterilization, very dirty rooms will be charged with an extra cleaning fee of 50 usd ($1,000 pesos) - No pets. ● Each room is equipped with a saving energy card, please remove card when leaving your room // No smoking is allowed, except in outdoor spaces. ● For safety purposes, in case of a late check in security guard will ask a copy of an official ID In case of breach of any rule of property or alter the order and peace, the establishment may terminate the contract of leasing of the room without finishing the time of stay without any refund.
